Our Process

From First Call to Finished Project

Most renovation horror stories start the same way — vague expectations, surprise costs, and a contractor who goes quiet when things get complicated. Our process was built to be the opposite of that.

The Way We Work

Six steps. No shortcuts. Your home done right.

In 26 years of building and renovating homes, we've learned that the projects people look back on most happily weren't always the biggest or the most expensive. They were the ones where the homeowner knew what was happening at every step — where nothing blindsided them, and where the finished result matched what they were promised at the start. This process is how we make that happen, every time.

Friendly client consultation — the starting point of every CAD Express project

Step 01

The First Conversation

This one is simple — you talk, we listen. We want to hear about your home, your vision, and what's been bothering you about the space. We'll ask real questions: how do you actually use this room? What would make your mornings easier? What's the one thing you'd change if you could? No pitch, no hard sell — just a genuine conversation to understand what you need and figure out whether we're the right fit for each other. Most of the time, both sides know within the first half hour.

Step 02

Scoping Your Project & Honest Budgeting

Here's where we get into the real details. We walk through your space together — tape measure in hand — and document exactly what the job involves. Then we price it honestly. Not a lowball number to win your business, only to pile on change orders later. The number you get is the number we mean. If something is outside your budget, we'll tell you plainly, and we'll work with you to find a smarter path that still gets you to where you want to be. You'll leave this step with a written scope and real costs to make your decision on.

Step 03

Design & Specification Drawings

This is where your vision stops being abstract and becomes something you can actually look at. We sit down with professional CAD software and draw it out — every wall, every dimension, every material call-out — until it matches what you described. You review it, ask questions, and we revise it until it's exactly right. This drawing becomes the agreement between us: it's what our crews work from on site, what our suppliers quote from, and what you sign off on before anything moves forward. Nothing gets built from memory or loose interpretation.

Step 04

Approvals, Permits & Getting Fully Aligned

Permits aren't glamorous, but skipping them is how projects turn into expensive legal nightmares down the road. We handle the entire filing process — the paperwork, the follow-ups, the inspector coordination. While we're waiting on approvals, we use that time wisely: we sit down with you for a final alignment session, review the drawings one more time, lock in every material and finish selection, and walk through the build schedule week by week. By the time permits arrive, there are no open questions. You give your sign-off — and only then do we put the crew on the calendar.

Step 05

The Build — With You in the Loop

Construction has a way of surfacing surprises — it's the nature of working with real buildings. Old wiring where it shouldn't be. A load-bearing wall the original plans got wrong. We've seen it all, and after 26 years almost nothing catches us off guard. But when something unexpected does come up, we call you. We explain what we found, walk you through the options, and give you our recommendation. You make the call. We never improvise on your behalf. Beyond that, you'll hear from us regularly — not just when there's a problem, but with real updates: what we finished this week, what's coming next, and whether we're still on schedule.

Step 06

Final Walkthrough & Handover

When the dust settles, we don't hand you a key and disappear. We walk the finished space with you, top to bottom, room by room. Every cabinet opened. Every faucet run. Every switch tested. Every corner looked at together. If anything isn't right — a paint edge that bothers you, a tile that's slightly off-centre, a door that doesn't sit quite the way it should — we fix it before we leave. This walkthrough isn't a formality. It's the moment we hold ourselves accountable to everything we promised at the start. We only close the job when you tell us it's done.

Let's Talk

Most people who call us aren't sure yet. That's fine.

Step one costs nothing and commits you to nothing. It's just a conversation. Tell us about your space and what you're thinking, and we'll tell you honestly whether we can help — and what it's likely to look like.
